Turning misaligned marketing into a clear, recognisable niche in a crowded market

A powerful example of this is my ongoing work with relationship and community focussed real estate agent. When we first started working together, she was investing heavily in a third‑party digital lead‑generation campaign but didn’t actually know what she was spending, what it was costing her per lead, or even what a click cost was. The reports looked strong on the surface, yet the enquiries felt low‑value, misaligned, and exhausting.

Once I walked her through the true costs – including more than $17,000 spent in 1 year  – and how little of that was turning into meaningful clients, she immediately cancelled the campaign

Problems and Misalignment

Through a full audit I found deeper issues:

  • ad messaging that didn’t sound like her,

  • targeting that pulled in out‑of‑area enquiries, and

  • account settings that filtered out longer‑term leads who weren’t ready to sell within 12 months.

She was effectively paying for short‑term, transactional leads while the relationship‑based opportunities she values most were being discarded.

The real estate agent already knew what she was good at – building trust and guiding people through big decisions – but she couldn’t see how to market that in a way that felt aligned.

Strategy and what we changed

My role was to turn those strengths into a clear strategy. We defined a niche in the over‑55s lifestyle property market and developed positioning and messaging that spoke directly to those clients in her local area.

Instead of relying on one opaque digital funnel, we now run aligned marketing across social media and local print advertising, with a consistent message and visual identity so people recognise her wherever they see her.

The goal is that when someone in her niche is ready to act – even months or years later – they already know who to contact

The next layer - Implementation and systems

Not only could I see what how the agent needed to show up to differentiate themselves in a competitive market, my data analysis highlighted a poor ROI investment for the digital spend, flaws in the campaign with a disconnect, I implemented the key back end systems to support their new marketing. 

Clear Brand

Established the Agent's brand to be aligned both online and in real life as relationship and community based agent, with extension knowledge of the over 55s lifestyle market. 

Strategy

Introduced back‑end processes for content planning, regular updates to her Google presence and print campaigns.

Structure

Added in CRM, workflows with simple systems for tracking and following up opportunities, so her visibility is supported by structure rather than bursts of energy.

Intentional Marketing

The removal of the disconnect between who the Agent is in real life and how she shows up in her marketing has had a noticeable effect. 

Confidence

More confident in who she is as an agent, clearer on the type of clients she wants to serve, and more intentional about where she invests her budget.

Recognition and demand
